How I list

The Three P's

Every listing runs through the same three steps, in this order. Anything with my name on it gets this standard.

For Sale, Pending and Sold signs on a spread of real estate paperwork
STEP 1

Preparation

A clear to-do list, staging guidance, and a photo-day plan. Mostly 'de-cluttering' and 'less is more', not a renovation.

STEP 2

Pricing

Real Montco comps and real market data, explained in plain English. Not a Zillow estimate. You'll know exactly why we land where we do.

STEP 3

Presentation

Professional photos and video, a coming-soon campaign, and open houses scheduled with intention. Curb appeal is SO important.

About Fallon

Every job I had before real estate was a service job. That's still the lens I bring to every client.

I started in restaurants, moved into cosmetology, then healthcare at Penn Medicine. Different worlds, same lesson: people remember how you made them feel, and how well you handled the details.

Today I'm a top-producing residential Realtor® with over 8 years in the business, focused on Montgomery County. Clients come to me for personalized, service-driven support: real advocacy, real market expertise, and high ethical standards.

Most of my business comes from referrals and repeat clients. That trust means everything to me.

My job is to help individuals and families make big real estate decisions with confidence, clarity, and care. I translate the real estate and financial lingo, and I'm transparent with you even when it isn't the easy call.

Deciding to work with Fallon was one of the best decisions we made when selling our home. After a difficult experience with our previous home sale, we went into the process a bit apprehensive, especially with a tight timeline as we prepared to move out of state. From the start, Fallon gave us complete confidence that our home would sell quickly and smoothly. She had a clear, strategic plan, including well-timed open houses and excellent marketing. Thanks to her expertise, our home sold faster than we ever imagined and over asking price. Fallon made the entire process incredibly easy. She is professional, knowledgeable, and genuinely kind. She's someone you truly want on your team. We highly recommend working with her!

Fallon Collins was absolutely incredible to work with! She helped us buy our new home and sell our previous one, and she made the entire process so easy and stress-free. Fallon guided us through every step, always going above and beyond to make sure everything was handled smoothly. She exceeded all of our expectations, and we truly couldn't have asked for a better realtor. We recommend her to everyone we know and will absolutely work with her again if the need arises.

★★★★★
We had a wonderful experience working with Fallon to sell our PA home. She is highly knowledgeable, very communicative and always took the time to explain unfamiliar real estate terms clearly so we didn't have to second guess. She also has a great eye for presentation; she recommended our dining/sun room chandelier during her consultation visit. We installed the exact same one and it turned out perfect, became an eye-catching feature in the listing photos. Her guidance made selling our home during an out-of-state move much easier. We highly recommend her!
